Hotel Construction

Savaş Grup A.Ş. manages the construction of city hotels, boutique hotels, resorts and convention centres of 2,000–50,000 m², from feasibility to ready-to-operate handover. Fire safety, acoustics, spa-pool and kitchen infrastructure are coordinated by one team; a typical 100-room city hotel is ready to operate in 18–24 months.

Building a hotel in Türkiye is not ordinary construction work: revenue per room, operating cost and guest experience are decided at the drawing board. Savaş Grup A.Ş. delivers city hotels, boutique hotels, resorts, holiday villages and convention centres of 2,000–50,000 m² from feasibility to operations-ready handover under one contract, with fire safety, acoustics, kitchen, laundry and spa-pool infrastructure coordinated by the same team.

Hotel Projects We Work On

  • City hotels (60–200 rooms) — for business and convention demand, with a commercial ground floor.
  • Boutique hotels — new builds in keeping with a historic fabric, or conversion of an existing building.
  • Resorts and holiday villages — spread-out layouts on the Aegean and Mediterranean coasts with landscaping, pools and beach infrastructure.
  • Convention and event centres — long-span halls, acoustics and stage infrastructure.
  • Thermal and wellness hotels — thermal water lines, hammam, spa and treatment units.

Scope: From Feasibility to Operations-Ready Handover

  • Site appraisal, room-count and area optimisation, compliance with operator brand standards
  • Architectural concept, 3D visualisation, construction drawings; tourism operating licence and building permits
  • Structure: reinforced-concrete or steel frame to TBDY 2018, foundations based on the soil survey
  • Fire safety: escape routes, sprinklers, smoke extraction, fire compartments
  • Acoustics: room-to-room and façade sound insulation, mechanical noise control
  • Commercial kitchen, laundry, cold rooms, waste and back-of-house logistics
  • Pool, hammam, sauna and spa — with our spa, pool and wellness construction team
  • Room and public-area finishes, furniture and decoration — with our interior architecture and decoration team
  • Testing, commissioning, operations training and operations-ready handover

Want to Build a Hotel? Investor Checklist

Plot and budget are not enough for hotel construction; the operating model must be clear from the start. Before choosing a hotel construction company, settle these points:

  • Operating model — your own brand, a management contract or a franchise? The brand manual sets the room module and technical standards.
  • Tourism licence and zoning — tourism zoning, the operating-licence class and parking regulations directly affect feasibility.
  • Room count and area programme — 60, 100 or 200 rooms; conference hall, spa, restaurant and parking areas must be fixed early.
  • Timeline — a phasing plan that meets the season opening and a progress-based contract.

In turnkey hotel construction we put these items into the feasibility report and work from the same file with the investor, the operator and the lender.

Five Issues That Decide a Hotel Project

IssueWhy it mattersOur approach
Room moduleRoom width and bathroom layout set the grid of the whole building1:1 mock-up room built to the operator's standard
Fire and escapePrerequisite for the tourism licence and insuranceSprinkler and compartment design integrated early
AcousticsDirectly affects guest satisfaction and ratingsDouble-leaf walls, floating floors, vibration isolation of plant
EnergyThe largest operating-cost itemHeat pumps, heat recovery, solar, room automation
PhasingMissing a season delays the return on investmentSchedule that runs structure and finishes floor by floor in parallel

Process and Timeline

  1. Feasibility and concept (3–6 weeks) — room count, area programme, operator requirements.
  2. Construction drawings and permits (3–5 months).
  3. Structure (6–10 months) — depending on storeys and ground.
  4. MEP and finishes (6–9 months) — floor by floor after mock-up approval.
  5. Testing, commissioning and pre-opening (1–2 months).

A typical 100-room city hotel is operations-ready in 18–24 months; resorts take 24–30 months because of their spread-out layout. We describe the stages in professional steps in turnkey hotel construction.

Where Is Hotel Investment Heading in 2026?

Business and convention hotels in Istanbul, resort renewals on the Aegean–Mediterranean coast and 60–120-room city hotels along the reviving Hatay–Kahramanmaraş corridor stand out; we assess regional demand and formats in hotel and tourism investment in the earthquake zone.

Why Savaş Grup?

  • One contract: architecture, structure, MEP, spa-pool, interiors and furniture in one team; we speak the operator's technical language.
  • Transparent quantity-based proposals and progress-based payments; change requests priced item by item.
  • 27+ years, 6 countries: hospitality projects across Türkiye, the Balkans, North Africa and the Gulf; familiarity with international brand standards.
  • ISO 9001 quality management and records aligned with independent building inspection.

Where We Work

Headquartered in Istanbul, we run hotel projects across Türkiye and abroad, working with the landowner or operator under a turnkey contract or a project partnership model. Share the plot details, target room count and operating model and we will prepare a free pre-feasibility and a quantity-based proposal.

How to Choose Between Hotel Construction Companies

Choosing a contractor for a hotel works from a different checklist than housing, because here the completion date translates directly into lost revenue. When looking at hotel construction companies, ask:

  • Is the experience in hotels or in housing? Kitchen extract, laundry, fire strategy and corridor acoustics are solved quite differently in a hotel.
  • Can they build to an operator's standard? If you are working with a chain, the brand standards belong in the contract as an annex; every clause added later costs time and money.
  • Is handover before the season written into the contract? In a tourism building, the answer to "what happens if it is late" has to be in writing.
  • Can they do the feasibility? Room count, floor plan and the ratio of public areas decide the return; a firm that can discuss this takes you to the right project before it takes you to a price.

Savaş Grup runs hotel projects under a single contract from feasibility to operations-ready handover, with the handover date, the payment schedule and the brand standards all written into it.

Hotel Construction FAQs

01How long does it take to build a hotel?
A typical 100-room city hotel is ready to operate in 18–24 months; spread-out resorts take 24–30 months. Stages: feasibility and concept 3–6 weeks, construction drawings and permits 3–5 months, structural shell 6–10 months, finishes floor by floor after the sample room is approved 6–9 months, testing and pre-opening 1–2 months.
02How is the cost of a hotel calculated?
The price is driven mainly by the concept (city hotel, boutique hotel, resort), the room count and floor plan, the facade system, back-of-house areas such as the commercial kitchen and laundry, and the spa-pool infrastructure. Once the brief and concept are settled we give an itemised, quantity-based proposal.
03How are the operator's brand standards met?
The room count and space programme are set against the operator's brand manual at feasibility stage. Finishes proceed floor by floor only after the sample room (mock-up) is approved; fire safety, acoustics and the kitchen-laundry line are designed to the same standards.
04What happens at handover?
Mechanical, electrical and automation systems are tested, fire and safety checks are carried out, the operating staff are trained and the hotel is handed over ready to operate.
