Çatalca Villa

Turnkey construction of a two-storey villa on a flat, generous plot in Çatalca, together with the stone-paved pool terrace, the planted islands and the car canopy in the side garden.

The problem a flat site brings

On a sloping plot water leaves by itself; on a flat one it does not. The first job here was setting the levels around the building: the pool terrace was given a very slight fall away from the house and a drainage run was taken to the garden boundary. On rural plots, rainwater standing in the garden ruins both the lawn and the stone joints within a year.

Elevation and roof

The anthracite cladding is broken up by white sills and surrounds, so that the dark surface does not read as one slab across a wide elevation. The hipped roof carries more than one flue — fireplace, boiler room and kitchen extract all come out separately. Where the flues meet the roof, the waterproofing was detailed independently of the roof covering; most roof leaks start at exactly these points.

Pool terrace and landscaping

The pool sits on the same plane as the building, with generous surround left for loungers and shade. The planting is organised as palm and flower islands that break up the lawn, and the irrigation lines run beneath those islands without ever crossing the hard landscaping.

Outcome
