Çanakkale Villa Estate

On a slope facing the sea in Çanakkale, a development of eight detached villas, each with its own garden and private pool, delivered turnkey together with the access road, the infrastructure and rooftop solar.

Placing eight villas on a slope

The site falls towards the sea. Rather than lining the villas up on one level, they were set on terraces that follow the slope, so the row behind is not looking at the roofs of the row in front. That is an infrastructure decision as much as an architectural one: every terrace needs its own retaining wall and its own drainage run.

Eight pools, one infrastructure logic

Each villa has its own pool. Taken one at a time these are small jobs; taken together they mean eight shells, eight plant spaces and a shared supply and discharge network to connect them to. The runs were taken under the estate road rather than between the villas, so a future repair does not mean digging up gardens.

Roofs and shared areas

• Solar panels and mechanical units on the flat roofs, kept behind the parapet and out of sight from the elevations
• Planted boundaries between villas instead of fencing
• Estate road, parking bays and lighting all built in one go
